Summary

This project offered assistance to a landlord, located away from London, making decisions to  manage a refurbishment of his rental property.

Scenario

The landlord of this property was concerned that the vacating tenant had been in his property for many years. He was concerned that the property was in a bad condition, collected low levels of rent and might remain empty for some time causing a drain on his finances. 

Action

An initial meeting on the day of vacation for the tenant confirmed the scenario presented. A specification for the works was drawn up on the day dually.  The priority set was cost-effective benefit and necessary works. Then building works were immediately initiated. The landlord retained a balanced approach towards long term benefit and short term increasing attraction of the property. 

Result

Within two months the property had been refurbished throughout solely for the purpose of letting and was occupied for an increased rental value. The landlord was very pleased with the results.
